Turning a constrained site into a bright, sustainable home

When a couple acquired a challenging site in Edinburgh, they approached us to help them realise their vision.

Our clients wanted light-filled upper living spaces with views of the Firth of Forth, complete with a minimalist aesthetic and clean, crisp detailing with a neutral colour palette.
At less than 10m wide at the street, and a fall of over 3.5m from street level, the site was sloped and very constrained, so would require creative thinking to deliver the clients’ vision.

We began by resolving a series of complex structural challenges, pairing them with a warm, material-rich interior that feels both crafted and comfortable.
Because the building is partially submerged at basement level, we developed intricate detailing to ensure a seamless transition from the basement’s robust structure to the lightweight, brick-clad timber frame above.

Sustainability guided many of our design decisions throughout the project. Continuing to work closely with the client, the decision was made to replace the original proposals for cement-panel cladding with K-Briq – a low-carbon, 100% recycled brick alternative that adds durability. Because K-Briq requires no firing, the switch saves 3,155.26 kg CO₂e compared with traditional brick.
During this process, we were able to use our extensive knowledge and understanding of lime mortar to work with the K-Briq manufacturer to develop a textural mortar with a colour to complement the brick.
In addition, we specified clay roof tiles, a recyclable, long-lasting alternative to slate or concrete, helping to reduce the project’s overall environmental impact while maintaining a clean, refined aesthetic. The building’s new design also included:

Greywater recycling
A well insulated timber frame construction with double glazed windows.
Together, these measures create a building that’s not only more efficient, but equipped for the future. By integrating renewable technologies and choosing low-carbon, recyclable materials, the house is significantly more energy-efficient and sustainable.

The completed home balances technical innovation with refined, understated design. Light now fills the upper levels, framing views across the Firth of Forth and bringing the clients’ calm, minimalist vision to life.
Carefully resolved structural transitions create a sense of continuity from the basement to the lighter timber frame above. The low-carbon material palette and renewable technologies work discreetly, enhancing comfort and efficiency without compromising the home’s clean aesthetic. The result is a contemporary, future-ready home that feels light, airy and inviting.
