This Category B-listed refurbishment of a two-storey terrace in Edinburgh celebrates a distinctive moment in the city’s social history, when progressive philanthropy broke with tradition to give every working-class resident their own front door and garden.

Commissioned to carry out a condition survey and fabric repair for four flats, our brief presented an opportunity to modernise the property and improve its energy performance while preserving the features that set it apart.

From the outset, the building told a clear story: years of subsidence had caused the street elevation to visibly lean outward, and a poorly maintained roof and damaged rainwater goods had left the stonework weathered and vulnerable. Removing internal linings revealed fragile separating walls between dwellings, and it was clear the building had been poorly adapted over time.
Because the property is listed, every repair required traditional materials and methods. With funding support from Edinburgh World Heritage – and a closely managed budget – we focused on restoring integrity without losing authenticity.
Working alongside the stonemason and structural engineer, we developed a strategy to tie the street elevation back to the building. Internally, discreet straps now tie the front elevation securely to the masonry walls behind it. Externally, carefully inserted rods now tie the external leaf of stonework to the rubble wall to stabilise the structure.
Attic insulation was also introduced where possible, and windows were replaced with traditional style sash-and-case timber windows with slim double glazing – measures which have helped to make the building warmer and more energy efficient, while preserving its historic character. -
The street elevation is now secure, with repaired stonework which expresses the building’s original design. Inside, improved insulation, upgraded windows and restored fabric have transformed comfort levels and energy performance.
What was once a building at risk is now a revitalised part of the Pilrig Colonies’ legacy – and safeguarded for future generations.
