Project Background
This flat sits on the main tram route into the centre of Edinburgh but had sat derelict for several years.
Many of the historic features had survived but were in poor condition or had been poorly decorated such as fireplaces, timber panelling and plaster detailing. The attic space was dark with no natural daylight and there was significant damage to finishes having been left inaccessible and untouched for many decades
Client’s Brief and Our Approach
Our client wanted to transform the property to create luxury residential accommodation with the option to use the property for short term lets in the future.
In order to achieve this, the property required full restoration and refurbishment to upgrade the property to meet modern living standards. At attic level the rooms were enhanced with the addition of new dormers taken from historic precedent and new conservation style rooflights. We opened up the historic pend staircase to bring light down into the circulation spaces. At the lower level finishes were stripped back and restored to reveal their original character.
Uncovering the gas lamp fittings, historic fireplace and the intact pend staircase stonework were all part of the journey. Incorporating these features into the final design are intrinsic to how we approach all our projects, leaving room for the undiscovered and imperfect.
The Result
A rich interior of retrieved material and furniture complements the retained features and enhances the unique character of the spaces telling the story of this part of Leith. The high-quality interiors and convenient location are perfect for residents or visitors alike.
The re-use of existing materials and knitting together of new and old has given the near derelict spaces a new lease of life while servicing the modern demands of living in and enjoying Edinburgh.
